1. The occupant is required to pay a cleaning/damage/security deposit to be refunded without interest within 15 days following Occupant vacating the unit providing the unit is left in a clean undamaged condition, the rent or late charges are not in arrears and the Occupant has provided his/her address where the refund cheque can be sent. The security deposit cannot be used as the last month's rent. 2. The storage of welding, flammable or explosive materials, or materials which are hazardous when exposed to moisture or which when burning are subjected to heat produce toxic fumes or gases in quantities and under conditions dangerous to the health and safety of any person, may not be stored, used or kept on the premises. 3. Vehicles or other similar fuel-driven equipment may be stored only if the fuel tanks are emptied and inspected by the Owner or his agent. 4. Any items or appliances/water bed, etc...containing water may not be stored in the storage unit. 5. The Occupant is to provide his/her own lock and assume full responsibility for who has possession of the lock and access to the storage unit. 6. The Occupant agrees to pay a late charge of $1.00 per day if the rent is not paid by the due date. If not paid, the late charges will be deducted from the deposit when the Occupant vacates the unit. 7. The payment due date falls on the anniversary of the date the contract is signed. For months with less than 30 days, or more than 30 days rent will be deemed due on the 30th of the month. There is a $25.00 charge for NSF cheques. 8. It is the Occupant's responsibility to check his/her locker periodically. Mouse poison/Mothballs should be placed in dishes/pans in your unit to protect your belongings. 9. All personal property stored within a storage unit by Occupant shall be at Occupant's sole risk. Owner carries no insurance which in any way covers any loss that the Occupant may claim by renting the storage unit and, therefore Occupant must obtain any insurance desired at his own expense. Owner shall not be liable to Occupant or family for any personal injuries or property damage, or loss from theft, vandalism, fire, water, flood, hurricane, tornado, rain, ice, snow, explosion or any other cause. Occupant hereby agrees to indemnify and hold harmless the Owner from and against any and all manner of claims from damages or loss to personal property or personal injury and costs including attorneys fees, arising from Occupants use of the storage facility or storage unit or from any activity, or work, or permitted or suffered by Occupant in a storage unit or at the storage facility. 10. Occupant agrees that the Owner shall have the right without notice to enter the storage unit by any means including, cutting and removal of Occupants lock for the purpose of examining the same for lease violation, or for making improvements, repairs or alterations thereto, Owner reserves right to remove the contents to another unit or facility. 11. If the Occupant fails to pay the rent for sixty days he/she shall be in default and the unit shall be deemed abandoned. When the Occupant is in default the Owner shall have the right to break and remove any lock on the storage door belonging to the Occupant and the content of the unit then becomes the property of the owner, and the Owner's lock will be placed on the unit. An itemized statement of the amount due will then be sent to the Occupant by registered mail to the last address provided by the Occupant. It will contain a demand for payment of rent owed, late fees, and all other costs within 10 days from receipt of notification. |
